Fee Schedule

Our fee is based on a percentage of your gross rent. It will also be dependant on the property type and number of units.

Advertise your vacancies on Kijiji (the best advertising source we’ve found) plus listing fee.
C-K Apartments website (no charge).
We will discuss our advertising strategy (along with costs) with you before hand.

There is a showing charge of $100 plus HST for 5 showings and $25 plus HST per showing after that.

Comprehensive qualifying of potential tenants

We contact current & previous landlords and employers first

Then we do a tenancy and credit check
(You will be billed for the credit check actual cost)

Rent collection

Move in and move-out inspections and walkthroughs

Easy to understand, itemized monthly statements

Regular property inspections and follow-up

24 hour emergency services

Company website with rental listing information and pictures

Superior maintenance and repair contracted services

Deal with all tenant issues

For an additional 1% plus HST, we will pay all your utility bills, thus relieving you of any
management responsibility.

In addition to the above, we provide other services at our regular hourly rate plus HST during
regular business hours. (Contracted servces are at the contractors rates).

Clean units and or property after move outs

Make repairs or fully renovate your unit/property

Attend Landlord-Tenant Board hearings, court appearances on your behalf
Please note: Only a lawyer or a paralegal may represent you at board hearings

Enforcement of lease covenants, evictions & court proceedings

Anything else that is not specified above

Outside of the City of Chatham limits, there is a $0.50 per kilometer fuel surcharge plus HST.

We have contacts throughout the trades to provide quality work at reasonable prices. In the event, these trades people are utilized, we will pay their bill on your behalf without adding any premiums to the bill amount. No additional administration fees.

We will look after all maintenance and repairs for you. For any required work in excess of $500.00, we will obtain at least two (2) estimates and confer with you as to how you want the work handled.
